We love seeing the homeowner direct the flow away but during a lot of rain or snow melt, the basement area might get wet again.


This foundation is a solid poured concrete wall, the home has a working drain-tile system but the wall crack is allowing water to drain through the crack above the underfloor drain tile system.

Apple Valley MN Leaking Water Through the Foundation

Apple Valley MN is a very wet area, one of the wettest ground conditions we see in the Twin Cities.  The band south of the Twin Cities including Burnsville, Lakeville, Savage and Prior Lake all have soft wet ground most of the year.


This older home also has a wet basement, from what we can guess, the dryer vents have kept this area warm year round melting snow and ice.  When it gets really cold the ice expands and pushes on the walls creating hairline cracks.


Using Great Lakes Waterproofing's Bentonite Injections we were able to seal up this area of the basement.  there was no need to do the entire foundation, this was the only leaking area.
