New Hope Minnesota is one of our favorite towns, mostly blue collar working class with a lot of cool industrial manufacturing history. The mostly older homes and businesses date back to the golden years of the 50's and 60's with lots of big home lots and rambler houses (ranch for the rest of us) and big open one story factory buildings that provide all kinds of interesting jobs and products known world-wide.
Did you know Prince filmed Under a Cherry Moon in New Hope, yep one of the big factory/warehouses was the studio. With a combination of older houses and industrial buildings, Great Lakes Waterproofing has fixed water issues on several foundations through-out the area.

This New Hope MN home looks normal but see the water flowing over the gutters?
The flowing water is captured inside the sidewalk in the dirt and it's such a large amount that eventually moves through cracks in wall heading towards the main basement.
For a typical rainstorm, the garage alone is collecting 165 gallons per 1" of rain on this 1/2 but it's also getting water from the main house roof so the total might be 225+ gallons per inch of water right in this area! New Hope is known for very wet ground conditions.

New Hope Using Insulation to Waterproof a Basement
This brand new New Hope Home was next door to a project we were working on and we had to take photos.
Everyone has the lastest and greatest waterproofing products and with Minnesota's Extreme Weather Conditions, this is a great testing ground. This product is a rigid foam insulation that allows water to flow down into a drain-tile system, usually channeled back inside to the sump basket and pump.
Here's what we find, after a few short years the poured foundation wall cracks, it's pretty normal and more so in New Hope because the ground is so wet. The insulation acts as a moot collecting water from the entire foundation, one small crack can mean a lot of water, we've seen cracks that look like garden hoses with this type of insulation/waterproofing material.
The black coating is called "damp proofing" and while it does stop dampness, it will not bridge cracks and stop water. This wall should have a Real Waterproofing Membrane of Bentonite so this would never be an issue.

New Hope Sump Pump Not Working In This
Wet Basement

Unfortunately the reality is much different for us, this wet basement customer in New Hope MN has a sump basket but, as is common here, there was never a pump or discharge pipe because water never was in the sump basket.

Foundation Cracks Allowing Water in From the Outside
Foundations settle and when they do cracks might develop, this New Hope Foundation has developed a crack, we see these alot in basement corners and when it gets rain, the basement gets wet. New Hope has wet sandy ground so cracks like this are very common.

Apartment Building Leaking Water
Great Lakes Waterproofing is wonderful for apartment buildings since most of our work is done outside.
No need to move the tenants, we seal up the wet foundation with little disruptions.
This building had a front wall that was filling up with water and ending up inside all over the floor. It had a drain tile system, in fact it was a big over engineered system but the path of least resistance was through the walls. When water moves through the wall it also brings sand and dirt which eventually will plug up the drain tile.
This was an extreme case, the wiring was going through the hollow block walls but they were filling with water, we sealed up the foundation, stopping the water.

Wet Basement With New Drain Tile System
Unfortunately we see this all the time, a customer calls and says they have water everywhere and they just had a drain tile system installed a couple years ago.
The black corrugated transition piece under the wood paneling helps the water in the wall block cores move into the underfloor pipe system that leads to the sump pump.
Some of these blocks may be filled with sand and dirt, keeping the water from moving towards the pump or it might even be overwhelmed by heavy rain.
